As a resident of Greystone Village, you should understand your Joint Use Agreement. This Agreement addresses who takes care of what in the community’s common areas.
What is a Joint Use Agreement (JUA)?
Joint Use Agreements are legal instruments that are created to define and establish the rights and obligations between the owners of houses with respect to their shared common property.
In the case of Greystone Village, JUAs are the chosen legal instrument to manage the care and maintenance of the private rear lanes and any infrastructure that is under these lanes.
What Do My Fees Cover?
- Snow removal
- Yearly taxes
- Infrastructure within the shared road
- Reserve fund study
Who Is In Charge of Managing Common Element Lanes?
There are five (5) separately owned rear lanes in Phase 1 at Greystone Village. Until all of the Owners with houses attached to or benefiting from a rear lane have closed on their home, eQ Homes has the responsibility to manage the common elements.
After all of the houses attached to or benefiting from rear lanes have closed, eQ Homes will facilitate a turnover meeting to turnover management to a volunteer committee of the Owners. Below is a list of the estimated timelines for these planned turnover meetings.
Until this time, the Regional Group will manage all of the common element rear lanes on behalf of all Owners. Regional Group will continue to serve and assist with management until the separate Owners committee are comfortable with self-management.

How Does Payment Work?
On closing, your loawyer will be given a Pre-Authorized Payment (P.A.P.) form to complete for direct deposits to be withdrawn from your bank account.
